
TAX SYSTEM
The leaseback scheme is a commercial one, offering short and long stay holidays to passing tourist trade. They are packed with communal services and facilities (welcome areas, cleaning service, laundry service).
By investing in a TERRESENS leaseback project, you are becoming, not only the owner of your property but also part of a premium quality real estate concept. You then allow us to manage your Lodge for you for 20 years.
How it Works :
You don’t pay VAT (19.6%).
We guarantee you your rental income throughout the duration of the lease.
You are allowed to use your property at given times, throughout the whole year.
You have no management problems: we find you tenants, maintenance of the residence and of your Lodge.
You don’t pay any co-ownership charges
Tax system:
You declare your rental income (VAT at 5.5%) and the value of your personal usage.
You deduct any mortgage interest, management charges and land tax.
The "TERRESENS Plus Points"
We look after the recuperation of the VAT, therefore you only need to finance the NET amount of your Lodge.
TERRESENS offers you a maximum amount of flexibility and insurance with its ECOBAIL Pack. Depending on your residence this pack allows you to benefit from one or more guarantee options: the "Buying at the Right Price" guarantee, the "Loss of Activity" guarantee and the "Financial Rental Income" guarantee.
We assist you with your mortgage and also with all of the administrative procedures that accompany a sale (notary, formalities...). Our "Fiscalis option" takes away all of the stress of the tax declarations: these will be taken care of by our own accountancy firm for you.
The applicable tax regime will be different, depending on whether or not the leaseback is declared under the ZRR system or not. If not, the "Furnished rentals" system will be in place on your investment.
